What does this mean on your roof?

Whether a particular roof section belongs to shared maintenance must follow the applicable building documents. Do not infer responsibility solely from the apartment directly beneath it.

Collect available records and establish who can request an assessment, arrange access and agree the execution of work on behalf of the relevant owners.

A useful proposal benefits from one contact person and a clearly defined scope. Separate technical inspection, pricing and authorisation to proceed. Record which information still needs to be presented to owners. If a maintenance plan exists, use it as a starting point while checking present roof condition. An older schedule does not automatically describe the current state of junctions or covering.
