Look below the visible tiles.

Tiles are only the visible part of a pitched roof. Battens, underlay and junctions also affect its performance. Replacing a few broken tiles is a different job from renewing a whole roof slope. Tell us whether the attic is accessible and whether you can see damp patches, daylight through gaps or signs of previous repairs.

Compare retention with replacement.

Existing tiles do not always need to be discarded. Reuse depends on their condition, the availability of matching replacements and the work needed underneath. A renovation proposal should identify what stays and what changes. Ridge details, gutters and chimney junctions should be stated explicitly so you can compare like for like.

The roof is part of the street.

Changing the colour or material of a visible roof slope can change the appearance of the building. Check address-specific requirements before choosing a finish, particularly for listed buildings (monumenten) or protected townscapes. Apartment owners also need to establish who can authorise changes to a shared roof through their VvE.
