Find the entry point, not just the stain.

The mark on your ceiling may sit some distance from the point where rain enters. Water can travel along the roof structure. Note when the mark changes, whether it follows wind-driven rain and which side of the building is affected. Pictures from inside and from a safe ground-level position make your enquiry more useful. Do not climb onto the roof to take them.

A local defect may only need a local repair.

A slipped tile or damaged junction does not automatically justify replacing the entire roof. Widespread wear, trapped moisture or repeated failed repairs call for a broader assessment. Ask for a written proposal stating the suspected cause, the repair method, the materials and anything excluded. This makes a limited repair easier to compare with a longer-term renovation.

Access is part of the scope.

A rear extension, an upper-floor apartment and a roof facing the street have different access requirements. Mention internal access, shared gardens and any owners’ association (VvE). Check who can authorise work on a communal roof. Timing and scope need confirmation before work is arranged; submitting this form does not book an emergency visit.
