A rain leak admits water from outside; condensation forms when water vapour cools on or within the construction. Their symptoms can resemble each other and occur together. The colour of a stain alone cannot establish the difference.

Which conditions help narrow the cause?

A patch growing after particular rainfall raises a different question from moisture appearing mainly during cold weather. This is evidence to investigate, rather than a diagnosis. Water can become visible after a delay, and a roof may have both a leaking junction and an unfavourable moisture balance. Keep a short record of rainfall, heating, ventilation and how the room is used.

A bedroom below a roof has different conditions from an unheated storage attic. Describe that setting before drawing conclusions from one photograph or a single moisture reading. Several observations are more useful than a confident label based on appearance.

Which layer needs investigation?

Condensation can form on a visible cold surface, but also between layers concealed by internal finishes and external roofing. A vapour control layer consequently performs a different role from the waterproof covering. Interruptions around pipes or roof windows may matter even where the outer membrane looks intact.

Conversely, adding internal insulation will not repair a failed exterior junction. Ask which areas were accessible, what evidence supports the conclusion and which hidden components remain unassessed. This distinction helps prevent treatment of a visible symptom while the underlying cause, or a second simultaneous problem, remains outside the investigation.

Why establish the cause before choosing a remedy?

Additional ventilation, sealing joints and renewing the roof covering solve different problems. Their suitability depends on the established cause and the complete build-up. For a flat roof, extra internal insulation can change moisture behaviour; have the whole construction assessed before closing a ceiling. Collect known product names, membrane information and records of earlier renovation.

These details help an adviser decide whether further investigation is necessary. Ask what improvement the proposed intervention is expected to achieve and how that result will be checked. A material sales recommendation without a moisture assessment is not the same as an explanation of the defect.

How should you follow the outcome?

Materials may need time to dry after remedial work, while an old stain will not automatically disappear. Agree which observations matter: fresh droplets, an expanding patch or a repeated change under comparable weather conditions. Keep dated photographs without treating every slight colour difference as proof of a new leak.

When reporting again, describe precisely what has changed. If different contractors handle insulation, ventilation and roofing, a shared record is valuable. It identifies the cause each party investigated, the measures already taken and the checks still outstanding, instead of leaving the resident to reconcile several independent technical explanations.

Will another membrane always solve damp?

No. An additional waterproof outer layer does not address every moisture problem originating indoors or between construction layers. Establish the problem before choosing the intervention.

Can the difference be diagnosed from a photograph?
