A roof edge works together with the substrate, waterproof layer and adjoining wall. The visible trim is not the complete detail. Renovation needs particular attention to height, attachment and transitions between retained and replacement components.

01

How do you distinguish finishing from waterproofing?

A metal edge profile provides a finished line but says little about the connection beneath it. The covering, substrate and attachment together form the detail. When reporting a leaking edge, ask which component will be investigated and exactly what will be replaced. A new profile over an unexplained junction is not a complete repair strategy.

Photographs from a safe location can show shape and visible damage, but not every concealed layer. Record whether the issue concerns one corner, an entire side or only particular weather conditions. That distinction helps define the investigation and avoids assuming all perimeter defects have the same cause.

02

How does insulation change the available height?

A thicker roof build-up may require existing upstands, rooflights or thresholds to be reconsidered. Whether an edge can be retained therefore depends on more than its visible condition. Ask how the proposed height relates to adjoining components.

On a rear roof beside a doorway, a modest change can substantially affect the junction. The appropriate solution requires assessment of the actual situation; this article does not prescribe universal dimensions. Include the chosen adaptations explicitly in the quotation so they do not emerge during execution as unexpected additional work that was absent from the comparison between offers.

03

Which corners and transitions need attention?

A straight perimeter section and a corner do not present identical detailing questions. At walls, neighbouring sections or roofs with a different build-up, the waterproofing needs a coherent continuation. Define which parts of the building are included in the commission. On a shared roof, an adjoining component may fall under another party’s ownership or responsibility.

Agree the required access and authorisation beforehand. Ask for an explanation of the proposed detail that can still be recognised at completion. A photograph or sketch of the existing arrangement helps prevent misunderstandings about which corner, wall return or roof junction the proposal actually addresses.

04

How do you check the quotation’s overall consistency?

Look for preparation of the substrate, termination of the covering and edge construction as identifiable parts of the proposal. Ask whether removal and disposal of old materials are included. Discuss how unexpected damage behind a perimeter component will be documented and how additional repair will be authorised.

Not every concealed detail can be fully assessed before opening, but the uncertainty can still be stated in advance. Retain product information and relevant photographs afterwards. Future maintenance can then distinguish new edges, retained substrates and the boundary with existing work without relying on an incomplete memory of the installation.

Frequently asked questions

Is the roof trim itself the waterproof layer?

The trim is an edge profile. Waterproof performance depends on its complete connection with the roof covering, substrate and attachment arrangement.

Why can insulation affect the roof edge?

Additional build-up height changes available space around upstands, frames and junctions. Existing components must therefore be assessed in relation to the proposed roof.

Can just one corner be repaired?

That can be investigated for a local defect. The connection to surrounding components and the underlying cause still need to be included in the assessment.
