Moisture near a chimney can relate to roof flashing, masonry or other components. Replacing the visible flashing is therefore not automatically the right repair. Establish the water route and which chimney components are included in the investigation.

How should internal and external observations be described?

Record whether damp appears alongside the chimney breast, at the ceiling or farther along the roof slope. Separately describe what can be seen outside from a safe position. A split or displaced flashing is relevant, but does not prove that no other water route exists. Mention whether the chimney remains in use and any recent alterations.

Roofing work must not inadvertently compromise flues or connected appliances. Assessing a roof junction and assessing the operation of a combustion-exhaust system are different specialist questions. Where both are relevant, clarify who is responsible for each rather than assuming one inspection covers everything.

Which interfaces should be examined?

A chimney has several sides in relation to a pitched roof. Water arriving from above follows different routes from water travelling along a side or wall surface. Consequently, “repair flashing” without a location or scope is an incomplete description.

Ask which junctions were visibly examined and whether masonry, pointing or the chimney’s top covering raise further questions. The combination of findings should guide the approach. The objective is not to renew every chimney completely, but to avoid repairing only the most conspicuous component while another relevant cause remains outside the agreed investigation and later produces the same symptom.

How do you identify retained and replacement parts?

The proposal should distinguish local repair, replacement flashing and work on surrounding roofing or masonry. Ask how replacement sections connect with the parts being retained. Access can represent a significant part of the work, particularly on an Amsterdam roof several floors above the street.

Establish which access arrangements are included in the quoted scope and schedule. If concealed damage becomes visible during execution, the finding and reason for additional work should first be explained. A photograph identifying the location supports that conversation more effectively than a broad statement that the chimney is in worse condition than expected.

What should a repair record contain?

After completion, record which side and which junction were treated. Retain product information and photographs showing the relationship between tiles, wall and chimney. An old internal stain may remain visible after a water route has been corrected.

Agree which fresh symptoms should be reported and when a follow-up assessment would be useful. For an owners’ association, the record should be understandable to a future managing agent as well. Clear boundaries prevent later assumptions that an entire chimney was renewed when the actual commission concerned one interface, and help subsequent contractors assess adjacent components without repeating the same investigation unnecessarily.

Is visibly split flashing always the only cause?

No. It is a finding to investigate. Adjacent masonry and other junctions may also contribute to moisture appearing around a chimney.

Is masonry automatically included in roof repair?
